This is a special 2026 AGM edition to prepare everyone for the AGM on Thursday 18 June. There's been a bit of confusion going around about what's on, when, and what you actually need to do, so we've pulled it all into one place. Five minutes here and you'll know exactly how to have your say, even if you can't make it on the night.

Two dates, and what each one is actually for

There are two separate things happening, and they're easy to mix up. Here's the plain version.

The pre-AGM information session

Wed 10 June, 6–7pm, L3 Library (Stage 2)

This is the warm-up, not the main event. It's a chance to ask questions and get clarification on the agenda and the motions before anything is voted on. Nothing is decided here. If something in the meeting notice doesn't make sense, this is where you sort it out. The pre-AGM information session is being hosted in the L3 Library (Stage 2), keep an eye on the Owner’s Hub for any updates (including how S1 owners can can): theprecinct.co/owners-hub.

The AGM itself

Thu 18 June, 5pm, L3 Library (Stage 2)

This is where the decisions get made, motion by motion, including electing the Council of Owners. It's being held in the L3 Library (Stage 2) (arrangements will be made for S1 owners to get access). If you're coming in person, registration opens at 4:45pm. You can also join and vote online on the night. Online pre-voting closes at 4pm on 18 June.

Important: the 10th is for questions, the 18th is for decisions. You don't have to attend the pre-AGM info session to take part in the AGM, but it's the best place to clear up anything you're unsure about.

YOUR RIGHT TO ASK 🙋

You're entitled to ask questions, but get them in early this week

Here's something a lot of owners don't realise: asking questions about the AGM itself or any of the motions isn't a favour anyone grants you – It's your entitlement as an owner. Every owner can attend, speak and vote.

The catch is timing. For questions to be answered properly, they need to be submitted in advance rather than sprung on the night. For this AGM, a good guide is to get yours in by 5:00pm Tuesday 9 June (the day before the information session) so there's time to look into them.

Send your questions to the Strata Manager, Amy McCaffrey, at [email protected]. That's the formal channel for the agenda and motions.

ON THE BALLOT 🗳️

Meet the owners standing for the Council

The Council of Owners is the small group, elected by all owners at the AGM, that runs the building with the strata manager between meetings – maintenance, contractors, and keeping spending on budget. Four owners are putting their hand up so far. Here's a quick word on each, and it’s worth a few minutes to read their full bios on the Precinct Hub.

Rudolf Busch: a current Council member with a financial-control background, who's spent the past year reviewing the budget and keeping an eye on income against expenditure – Read Rudolf’s full bio.

David Fitzgerald: an owner-resident of five years, RAAF veteran and former Strata Chairman of three complexes, who knows the Strata Titles Act and believes buildings run well when everyone works together – Read Dave’s full bio.

Joss Orban: a 35-year business owner and former company financial controller, with hands-on experience of the variable-outgoings budgets that strata operations run on – Read Joss’ full bio.

HOW TO VOTE

Three ways to make your vote count

Decisions at an AGM are made by the owners who take part. Motions can pass or fail on a small number of votes, and some need a minimum level of owner participation to be valid at all. Put simply: the people who show up decide. You've got three ways to be one of them.

Attend and vote live – in person or online. You hear the discussion and vote on the night. If you can do this, it's usually the best option, because you don't lock anything in until you've heard the room.

Appoint a proxy – if you can't attend at all, someone you trust can attend and vote on your behalf. Handy if you're travelling or otherwise unavailable. Full details on appointing a proxy are in the next section below.

Pre-vote online – lock your choices in advance through the strata voting platform. Worth knowing: this is just one option, not a requirement, and a fair bit of confusion has been going around on that. If you can attend, that's the better choice, because you’re not able to pre-vote for the COO nominees (this can only be done at the AGM), and pre-voting locks you in early to other motions and you miss any discussion.

CAN'T MAKE IT? 🧳

Unable to attend? Make sure your voice is heard by appointing a proxy

Travelling on the 18th? Away for the season, working late, or just can't be there in person or online? You don't have to miss out. A proxy is simply someone you authorise to attend and vote on your behalf, so your apartment keeps its say even when you can't take part yourself. It isn't only for the AGM either — a proxy can act for you at any general meeting.

It doesn't have to be another owner; a neighbour, friend or family member is fine. The one thing that matters is that you trust their judgement, because they'll be voting in your name. Unlike pre-voting, your proxy is in the room for the discussion and can respond to whatever comes up before votes are taken. A quick chat beforehand about how you'd like them to lean on the bigger items goes a long way.

Two things to get right: return the completed form to the Strata Manager at least four working days before the meeting, and as an extra step to ensure the proxy is enforced, say in writing that you're revoking any prior proxies, or your new one might not take effect.

DON'T GET LOCKED OUT 🚫

Make sure you're financial – or your vote simply won't count

This is the one that catches people out, so please don't skip it. If you have any outstanding levies, your vote won't be counted – live, by proxy, or pre-voted. It doesn't matter how organised you are about everything else, an unpaid levy quietly cancels your say.

Two minutes now saves the frustration on the night. Check your balance on PropertyIQ: click Menu → Levies. If anything's outstanding, clear it well before 18 June so there's no question on the day.
