We’re really glad you’re here. The aim of the Noticeboard is simple – help residents feel informed, supported and connected. It’s part of the Precinct Community Group’s focus on bringing people together, and helping the community find practical solutions that make living here easier and more enjoyable for everyone. This newsletter is for infrequent but worthwhile updates that you can skim in a few minutes. Think of it as a friendly touchpoint: the important bits, the useful bits, and the occasional “good to know” that saves time, reduces confusion, or helps you feel more at home at The Precinct.
A very special Sunday 💝
Mums carry a lot. They remember the things nobody else does, show up when it counts, and somehow always know when something's wrong. This Sunday is a small chance to return the favour.
If you're still working out what to do, it doesn't need to be complicated. Take her out for a coffee, pick up flowers from the market on the way over, or cook something she likes (even if it doesn't turn out perfect). Let her know how much she matters –sometimes it's just the act of saying it that matters most.

Strata info for the rest of us

LookUpStrata is a free and easy to understand resource covering strata living since 2013. The site is particularly useful as there is WA-specific content, a broad Q&A section where other lot owners have submitted questions on everything from levies and pets to common property disputes and committee queries - with responses sourced from strata professionals.
Their publication The Strata Magazine is released bi-monthly, along with webinars and a weekly newsletter if you want to stay across things related to strata buildings like ours without doing too much legwork.

‘De-selecting’ floors in the Stage 2 lifts
If you ever need to ‘de-select’ a floor in a Stage 2 lift, you can ‘double click’ a currently-lit floor to cancel it and the lift won’t stop there.

The Precinct Hub is the go-to reference point for life at The Precinct – and it's now even easier to access with our new app. Add it to your phone's home screen and it's there whenever you need it, no hunting for a link or trying to remember the address.
Everything is there: contacts, guides, upcoming events, community channels, and the usual helpful bits that are easy to forget when you actually need them. Think of it as a handy reference that sits alongside the building's existing channels – not a replacement for anything, just a convenient extra resource in your back pocket.

Third Wave has landed in Applecross

Third Wave BBQ – a well-loved American BBQ restaurant with a cult following in Melbourne – has just opened its first Perth location at 888 Canning Highway, Applecross. That's a five-minute walk from The Precinct, which feels like the right kind of neighbour to have. The menu centres on slow-smoked meats: brisket, beef ribs, pulled pork, lamb shoulder and more, all marinated for up to 48 hours and smoked for up to 12. There are loaded fries, generous burgers, and sides that take the concept of cornbread quite seriously. The monthly specials are apparently something of a cult item for regulars. Bookings are recommended – the Melbourne venues fill up quickly – and you can do that via their website at thirdwavebbq.com.au.
Bar Olé Applecross is open

A Spanish tapas bar has arrived on the Applecross foreshore, and it's a good one! Bar Olé opened in March below the Rivière building at 59 Canning Beach Road, only a ten minute walk from us at The Precinct. The focus is Mediterranean: tapas, charcuterie, sangria, and signature cocktails in a space built for long lunches and relaxed evenings. The kind of place that's equally suited to a quick glass of wine after work or a nice occasion with a group. Open seven days from 11.30am, and bookings can be made on barole-applecross.com.au.
The Heart Applecross – opening May

Also worth keeping on your radar: The Heart Applecross is opening next month at 1/2 Rivière, 59 Canning Beach Road – the same complex as Bar Olé. The venue promises share-friendly food and cocktails, breakfast runs from 8am through to 11am, and lunch and dinner are midday till late.
Details are still limited ahead of opening, but gift vouchers are already available if you want to get in early. Keep an eye on theheartac.com.au for updates.

Speed limit update on Ogilvie Road driveway
The speed limit on the Ogilvie Road driveway has been increased from 5 km/h to 10 km/h. The updated limit applies to the driveway servicing the Stage 2 and Visitor Bays car park.
Signage is in the process of being updated to reflect the change. As always, please continue to be mindful of pedestrians, cyclists, and other vehicles using the driveway.
Owner information session summary now available
Following the recent owner information night, Strata Management has distributed a written summary of everything covered on the night to all owners. If you weren’t able to attend, it should have been sent to your inbox. For convenience, we have also provided a link to it in the Helpful Resources section on the Precinct Hub website, you can visit it here: theprecinct.co/helpful-resources.
Bicycle audit completed
Following the audit flagged in our last edition, building management has now completed its review of the bicycle store. A number of unclaimed bikes have been removed from the shared racks and placed into secure storage. If you think one of them might be yours, get in touch with building management as soon as possible.
Common area carpet cleaning
Common area carpets across both stages were cleaned throughout April. Stage 1 was done on 17 April, with Stage 2 following across the week of 20–29 April. If you noticed the corridors looking a little fresher recently, now you know why. If your floor is experiencing smells post-cleaning, try opening the window near the lifts, or advise the building manager for them to explore further.

Residents information session
Not sure how something works at The Precinct? Want to connect with other residents and ask a few questions in a relaxed setting?
The PCG runs occasional info sessions open to all residents - new and long-standing alike. These aren't formal inductions; think of them more as a friendly drop-in where you can get practical help with things like understanding your utility bills, navigating the portal, or just finding your feet.

Audio & visual experts
One of our residents Ryan is the GM for West Coast Hifi – They sell and install a diverse range of audio and video solutions. Some of the things they do are stereo setups with turntables, CD players, speakers etc. West Coast Hifi also install TVs, sound bars, fit-out boardrooms, multi-room audio, as well as design and install custom home theatres, networking and home automation solutions.

SAFETY ⛑️
All stacked up

A vehicle recently ended up partially suspended from one of the building's car stackers – it was nobody's fault, just one of those things that can happen with equipment like this. It was resolved quickly and without any drama, which is exactly how you'd hope these things go.
A good reminder that unexpected incidents do happen from time to time, and that having the stackers managed centrally as part of the building's shared infrastructure means the right coverage and maintenance is already in place when something comes up – rather than something anyone has to scramble to sort out after the fact, or worse, not having the adequate coverage in place.
New urgent care clinic that’s close to home

Good news for residents who've ever found themselves worrying about a trip to the emergency department for something urgent but not quite emergency-level – there's now a better option close by. A Medicare Urgent Care Clinic has opened in Booragoon located next to the Booragoon Medical Centre at 1 Aldous Place.
The clinic is designed for those in-between situations like same-day treatment for illnesses and injuries that need proper attention, and avoids needing to go to the ED. They cover a wide range of things, many of which can't wait for a GP appointment but doesn't warrant calling an ambulance, including:
Minor Cuts
Sprains or Suspected Fractures
Sports Injuries
Minor Infections
UTI's
Minor Burns
Rashes
Insect or Animal Bites
Cough, Cold or Flu
Mild Asthma Attacks
Earaches
Fevers or Chills
It's bulk billed and walk-in, open 7am-9pm every day. Booragoon is only a short drive from Mount Pleasant, so an excellent option for residents without a regular GP nearby, or whose GP can't fit them in on the day.

COMMUNITY GUIDE 🧭
E-bikes and e-scooters
If you own an e-bike, e-scooter, or any other battery-powered personal transport device, there’s an important rule to be aware of. Under the building’s insurance conditions, these items cannot be stored or charged in basement areas, bike stores, or storage rooms. Batteries must be kept in your apartment.
The good news for e-bike owners: if your battery is removable, the bike itself can still be stored in the basement – as long as the battery comes upstairs with you. If you’re unsure whether this applies to your setup, contact Nick at the concierge desk.
Your empties are worth something

A friendly reminder that Social Club runs a Containers for Change collection – and every eligible container you drop in goes towards funding things that benefit the whole community.
The scheme is simple: eligible containers earn 10¢ each when returned, and the refund goes straight to the nominated cause – in this case, the Social Club and pays for incidentals like the BBQ cleaning kit. Most plastic and glass bottles, drink cans, cartons, and pouches between 150ml and 3L are accepted – just look for the 10¢ mark.
The main thing to know about what isn't eligible: wine and plain milk bottles don't carry the 10¢ mark and can't be returned through the scheme. Everything else like beer bottles, pre-mixed spirits, soft drink cans, water bottles, juice cartons is all fair game!
So next time you're clearing out the recycling, it's worth pulling the eligible containers aside. Ten cents doesn't sound like much, but a building full of residents adding up their empties over time is a reasonable little fund for shared extras.
