DID YOU KNOW? ❓

Experienced or seen damage or theft at The Precinct?

If you have experienced damage or theft onsite and need CCTV footage, the first step is to lodge a police report and ask them to seek access to the footage to identify the other vehicle or person. This is especially important if you plan to lodge an insurance claim.

Only the Building or Strata Manager can access and share CCTV footage, and it is only retained for a short period, so it is vital you email them as soon as possible to ask for the footage to be preserved. It helps to include the police report number and event details.

Sometimes things get a little pear-shaped, even here at The Precinct, so we created the Precinct Hub as your go-to resource. You will find how-to guides and information to make life here easier, from requesting to bring a personal trainer into the gym, to consent for works, or appealing a parking infringement. Booking common spaces on the portal

Our building has a range of common spaces that can be booked, but many people use their mobile phone to visit the portal, which shows a reduced ‘mobile view’ by default that hides many options!

How to book any common space on your mobile phone

  1. Visit the portal page (theprecinctapartments.mybuildings.com).

  2. On your mobile phone click ‘Switch to Desktop View’ in the left-hand menu.

  3. In the left-hand menu select ‘Bookings’, then choose the area you wish to book.

Strata info for the rest of us

LookUpStrata is a free and easy to understand resource covering strata living since 2013. The site is particularly useful as there is WA-specific content, a broad Q&A section where other lot owners have submitted questions on everything from levies and pets to common property disputes and committee queries – with responses sourced from strata professionals.

Their publication The Strata Magazine is released bi-monthly, along with webinars and a weekly newsletter if you want to stay across things related to strata buildings like ours without doing too much legwork. Pull up a seat for Meet & Eat!

Meet & Eat is a new community concept from the Precinct Community Group, bringing residents together to enjoy good food and relaxed conversation, with the chance to get to know your neighbours.

Each month we will reserve a table at a nearby restaurant and share the details here. If you would like to come along, simply click the booking button to reserve your seat so we can confirm numbers. If your plans change, it’s no problem – just pop us an email at [email protected] and let us know you can’t make it.

Our inaugural Meet & Eat is already booked at Third Wave Barbecue on 8 August at 6pm. There is no set menu, just order a la carte on the night. As Third Wave does not split bills, you simply pay for your meal and drinks by online bank transfer to the Meet & Eat host's PayID at the end of the night.

The Precinct Hub is the go-to reference point for life at The Precinct – and it's now even easier to access with our new app. Add it to your phone's home screen and it's there whenever you need it, no hunting for a link or trying to remember the address.

A new home for the weights

Good news for the gym regulars – there is a new three-tier rack in the gym, giving the dumbbells and kettlebells a proper home. Building management flagged it as a worthwhile addition and had it installed within the approved budget. It keeps everything tidy, easy to find and safe to grab between sets. One small favour to keep it that way: please re-rack your weights after each set so the next person is not left hunting.

The latest from the Building Support Team

A quick roundup from Silvana (Building Manager) and the Building Support Team on what is underway around the building.

Steam Room

Repairs are now complete and the Steam Room is operating again. Silvana will continue to monitor its performance over the coming week.

Pool Maintenance

Due to inclement weather the scheduled pool repairs have been delayed 1-2 weeks.

Indoor plants

Quotes from companies that specialise in indoor plant care are currently being reviewed.

Pipes and plumbing

A plumbing audit is being carried out following the annual plumbing maintenance review. Silvana advises this is standard practice and is not linked to any current noises or issues. Residents will be updated by broadcast email if anything comes to light.

Level 3 hot water

Recent investigations found the power to the hot water pump had tripped. This has now been reset. Level 3 residents, please let Silvana know if you have any further issues.

Noise complaints on the rise

Incidences of tapping, banging, knocking and heavy footsteps across several floors have been reported upon in the Precinct Community Chat group recently. As our Building Manager isn’t in the group chat, please email Silvana directly with any noise issues so each case can be properly investigated.

One of our residents Ryan is the GM for West Coast Hifi – They sell and install a diverse range of audio and video solutions. SAFETY ⛑️

Set off your own smoke alarm?

Worth knowing how the alarms here actually work. The smoke detector inside your apartment is a local one – it warns you, but it doesn't call the fire brigade or set off the building's alarm on its own.

If you've smoked out the kitchen and open your front door to clear the air, that smoke drifts into the hallway, where it can reach the building's detectors and trip the monitored alarm – the one that does summon the fire brigade and can tip the whole building into an evacuation.

So if it's just cooking smoke: keep the front door shut, and open your balcony doors and any nearby windows instead. It clears far quicker that way, and the only thing you'll set off is the alarm you can wave a tea towel at yourself.

If it's an actual fire rather than dinner, that's a different story – get out, close the door behind you, and follow the evacuation steps. We’ve added some helpful information to the Safety Guide on the Precinct Hub: theprecinct.co/guides/safety

Winter check-in

We're into the cold months, which is the season for two small jobs worth doing.

First, give your smoke alarm a test press, and if it's more than ten years old, it's due for replacement regardless of how healthy it sounds. Second, heaters: keep them clear of curtains, bedding and washing, and switch them off when you leave the apartment.

And the perennial apartment favourite – condensation. Sealed-up winter apartments love to grow mould on cold windows and in corners. A cracked window, a running exhaust fan when you shower, and the occasional wipe-down of sills keeps it at bay. Your bathroom ceiling will thank you.

Emergency access to your apartment

There are processes in-place to allow ambulance and fire personnel to get into the common areas of The Precinct, including up to your floor. However, there is no centralised way to provide them access into your specific apartment, other than in the event of an emergency they will break down your door.

Some residents have created a unique single-use or ongoing-use PIN to their door, and requested it be stored on a list kept in the fire cupboard. To have your details added, please contact [email protected].

Become a warden for your floor

If you’re able to be a support to residents on your floor when there’s a situation like a fire alarm or you get locked out, we recommend reaching out to the neighbours on your floor and offer them your contact details.

COMMUNITY GUIDE 🧭

A few words on trolley etiquette

Trolleys are provided for residents to use and are for shopping, parcels and clean household items, not for tradespeople.

Please do not use them for pets, dirty items, paint or anything that could mark or damage them. If something spills, please wipe the trolley clean before returning it.

After unloading, please return the trolley downstairs promptly so other residents can use it, especially during busy periods such as weekends.

How to make moving in smooth

If you’re moving into the building, or have a tenant moving in, the most important first step is to book the move-in through the portal. This is what triggers the building induction, which covers how things work here and helps avoid the common "wish someone had told me that earlier" moments.

A bit of useful context:

  • Cygnet West are often notified when a property settles or a tenant moves in, however this doesn’t always happen.

  • The Concierge typically becomes aware of new residents when a lift booking is made.

  • If no move-in is booked, there’s no clear trigger for induction or onboarding.

How to book a move-in through the portal

  1. Visit the portal page (theprecinctapartments.mybuildings.com).

    Note: If you’re on a mobile phone, click ‘Switch to Desktop View’ in the left-hand menu.

  2. In the left-hand menu select ‘Moving In to The Precinct’, then follow the instructions.

Ensuring the move-in is booked helps new residents receive the relevant building information and guidelines from the start. It’s also the right process to follow when moving in/out large furniture and need a lift held for a period of time.

You may have noticed a friendly new face at the Precinct Concierge desk this week. Jaz Grant has stepped in as relief Concierge while Nick supports another part of Cygnet West before taking some well-earned annual leave.

Everyone has a story: meet Fred Thompson

Everyone has a story: meet Fred Thompson

If you haven't yet met Fred Thompson, this is your invitation. Friendly, curious and always ready for a chat, Fred was born in Belfast during World War II, spent nearly 60 years in South Africa, and moved to Perth four years ago to be closer to his sons. He has called the Precinct home for the past 18 months, and his secret is simple: "It's not what you know, or who you know, it's how many people you know." You'll often find him on Level 3, where he's been quietly reorganising the library. His memoir, Not Bad for a Boy from Belfast, is on the shelves.
