We’re really glad you’re here. The aim of the Noticeboard is simple – help residents feel informed, supported and connected. It’s part of the Precinct Community Group’s focus on bringing people together, and helping the community find practical solutions that make living here easier and more enjoyable for everyone. This newsletter is for infrequent but worthwhile updates that you can skim in a few minutes. Think of it as a friendly touchpoint: the important bits, the useful bits, and the occasional “good to know” that saves time, reduces confusion, or helps you feel more at home at The Precinct.

Upcoming driveway closure
Please be advised that line marking works will be carried out on the Ogilvie Rd driveway servicing the Stage Two and Visitor Bays car park.

Driveway Closure
There will be no access (entry or exit) to the driveway during the following times:
10:00 PM Wednesday, 4th March to 4:00 AM Thursday, 5th March
Important: Any vehicles requiring access between 10:00 PM and 4:00 AM must exit the driveway prior to 10:00 PM on Wednesday, 4 March, as access will not be available during this period.
Access outside of these hours will be permitted; however, works will still be ongoing, and caution is advised.
DID YOU KNOW? ❓
You can appoint someone to vote on your behalf
If you can’t attend or vote on a matter (such as at an AGM/EGM), you can usually still vote by appointing a proxy – someone who attends and votes on your behalf. It’s a straightforward way to stay involved, even when you can’t be in the room. Please ensure proxy forms are submitted before the deadline announced by the Strata Manager, so your vote can be counted.
Who to choose
Pick someone you trust and who’s likely to attend for the full meeting – a neighbour you know, or a friend or family member. Some people appoint an engaged owner or PCG member who they know will vote in their best interest.
Make it clear
You can be as specific or non-specific as you like. You can tell your proxy exactly what vote you want to cast (eg “Vote yes on 1–3, no on 4”) or leave it to them if you trust their judgement (eg “Use your judgement, except vote no on Motion 2”).
If you don’t have someone in mind, ask in the group chat who’s attending – someone will usually be happy to help.
How to nominate a proxy
Simply advise the Strata Manager of the details of the individual you want to nominate as your proxy.
WHAT’S NEW ⭐️
New TV in the Lounge

There’s a new TV in the Lounge! It is currently waiting for an electrician to connect it up, we’re unsure when this will be completed but keep an eye out.
ROUNDUP 🚀
COO information session
The COO and Strata Manager held a COO information session on 19 Feb 2026 for owners to ask questions about how the building is managed, and find out about the roles of the COO and the Strata Manager.
The Q&A will be shared with all owners so anyone that missed the session can get the same information. We encourage all owners to review the Q&A once it’s circulated to ensure everyone has a clear understanding of how matters are being managed.
Tiling works on various floors and balconies
There are a few floors that have had the lift facade tiling repaired/replaced, and some individual lot balconies are having repair work completed. This work is expected to continue on at least through March at this point in time, and will unfortunately cause noise on neighbouring floors during business hours.
We kindly ask all residents to please provide advance notice in the WhatsApp group if they’re planning any work in their apartment or balcony that may generate noise. A simple heads-up allows those working from home to adjust their schedules and helps minimise disruption.
Bicycle locker audit
The Building Manager requested everyone with a bicycle in the lockers/racks to tag their bikes for identification by 20th Feb 2026, blue identification tags can be obtained from the Concierge desk. All untagged bicycles will be moved to storage for 6 months. These can be claimed, and if unclaimed will be donated to a charitable organisation. UPCOMING EVENTS 🗓️
Residents information session
Are you new to The Precinct (Stage 2), looking for some advice, or guidance on anything from your apartment appliances to the various features/amenities of the building?
The Precinct Community Group (PCG) is offering sessions to any resident (new or existing) – It’s a good opportunity to meet the PCG members, as they can assist you with understanding how things work here at the Precinct.
Details on the next session will be shared shortly - keep an eye on the Precinct Hub and WhatsApp group.
Social Club
You can join the Social Club, there’s a $20/year membership fee with specific activity costs being advised once arranged. You can find application forms in the Lounge on L3 (Stage 2).
SPOTLIGHT 👀
Audio & visual experts
One of our residents Ryan is the GM for West Coast Hifi – They sell and install a diverse range of audio and video solutions. Some of the things they do are stereo setups with turntables, CD players, speakers etc. West Coast Hifi also install TVs, sound bars, fit-out boardrooms, multi-room audio, as well as design and install custom home theatres, networking and home automation solutions.

SAFETY ⛑️
Emergency access to your apartment
There are processes in-place to allow ambulance and fire personnel to get into the common areas of The Precinct, including up to your floor. However, there is no centralised way to provide them access into your specific apartment, other than in the event of an emergency they will break down your door.
Some residents have created a unique single-use or ongoing-use PIN to their door, and requested it be stored on a list kept in the fire cupboard. To have your details added, please contact [email protected].

Become a warden for your floor
If you’re able to be a support to residents on your floor when there’s a situation like a fire alarm or you get locked out, we recommend reaching out to the neighbours on your floor and offer them your contact details.

Mailroom etiquette
Please leave Mailroom lockers unlocked after use. When you recover
your parcel, just close the door and leave it unlocked – If the lockers are re-locked, they cannot be used by others!
Keeping our spaces pet-friendly and clean
The Precinct is a pet-friendly building – but please be mindful of issues of hygiene and waste disposal. The Strata Manager advise that owners and residents should securely bag dog waste and dispose of it in:
Their own apartment rubbish (well-sealed), or
The main refuse bins located in the designated bin store/ground floor waste area.
Please be mindful that your dog doesn’t urinate on the building grounds, up against pylons or the walls of the building. Best to steer clear to avoid accidents. Under no circumstances are dogs to be taken to any areas on L3, except the pooch parking. The synthetic grass area on L3 is not intended as a pet toilet and residents are requested to ensure they clean up after their pet immediately if they have an ‘accident’ on common property.
Cleaners that get called out to messes that have been left end up costing us all through levies with out-of-hours callout fees.
What a load of rubbish
Don’t drop the juice
Please be mindful when you’re taking rubbish bags down to the bin room, as they can sometimes leak on the lift floors!
Bin chute courtesy
To avoid disturbing other residents, please do not use the rubbish chutes before 8am or after 8pm. Larger items like cardboard boxes will block the bin chutes, and bottles/glass should not be disposed of via the chute - these must be taken to the bin room on the ground floor.
Please ensure all rubbish is securely tied in bags to prevent spills, odours, and pests in the chute. The bin chute has a flap inside the chute that you need to ensure the bag pushes through. A gentle push of your bag into the chute should be sufficient to send your rubbish on its way.
If you block the chute, you are causing a major problem for the whole building – When in doubt take it to the bin room on the ground floor. This also reduces noise and vibration and keeps shared areas hygienic for everyone.

The Precinct Community Group is an active group of owners and tenants who want to support their community at The Precinct by acting as a contact point, helping and providing advice to new residents getting settled in, sharing information, and helping with specific tasks.

Are you interested in being a participative member of the Precinct Community Group (PCG)? The PCG is open to anyone who wants to be involved, owners and tenants alike! When showing your interest in participating, please pick the involvement level that best matches how you want to participate. Just a heads up – to keep things moving, we can’t always wait for input from members who aren’t actively participating, and there will be some topics that apply to owners only.
