Hello! 👋
We’re really glad you’re here. The aim of the Noticeboard is simple – help residents feel informed, supported and connected. It’s part of the Precinct Community Group’s focus on bringing people together, and helping the community find practical solutions that make living here easier and more enjoyable for everyone. This newsletter is for infrequent but worthwhile updates that you can skim in a few minutes. Think of it as a friendly touchpoint: the important bits, the useful bits, and the occasional “good to know” that saves time, reduces confusion, or helps you feel more at home at The Precinct.

WHAT’S NEW ⭐️
What has everyone been looking for?

Since search arrived on the Precinct Hub, you’ve made more than 350 searches. It’s lovely to see it being put to use.
Precinct Perks, visitor parking, the air-conditioning app and trades details are among the most searched topics. If you’ve ever found yourself wondering where that bit of information went, the search box is a good place to start.
And if you can’t find what you need, reply to this email and let us know. It might be something we can make easier to find for everyone.
63 households and counting

Precinct Perks is off to a lovely start, with 63 households signed up so far, and between one and three cards per household.
Thank you to everyone who’s joined, and to the local businesses welcoming our community. If you haven’t had a look yet, Perks brings together local offers for eligible residents, with a digital card to keep on your phone.
SPOTLIGHT 👀
A new reason to smile at Ogilvie Dental

Our neighbours at Ogilvie Dental Centre have joined Precinct Perks, and there’s an offer for anyone who’s been meaning to book a check-up.
Precinct Perks members who book and receive a check-up and clean before Christmas can receive a free electric toothbrush. Ogilvie Dental is at the bottom of Stage 1.
To book, visit Ogilvie Dental Centre and choose “Precinct Perks Promotion” as the reason for your appointment. You can also call 0431 600 260 and mention the offer. Bring your Precinct Perks card along.
Kevin’s supporting Movember

For our neighbour Kevin, this year’s Movember has a particularly personal meaning.
Over the past few months, a close family member’s cancer diagnosis has turned his family’s life upside down. Watching the uncertainty that comes with a diagnosis, and seeing his loved one’s tenacity, has made Kevin more determined than ever to raise money for Movember and its work.
The diagnosis isn’t one of the men’s health cancers traditionally associated with Movember, but the experience has brought home to Kevin just how much support and research matter. Last year he raised $4,443 for the charity, and he’s hoping to do even better this time.
If you’d like to support Kevin, you can make a tax-deductible donation through his Movember fundraising page. He also has a Facebook fundraiser, where he’ll be sharing updates as his mo develops.
Thank you, Kevin, for sharing your story with us. We’re thinking of you and your family.
ROUNDUP 🚀
An update on the pool
The pool has been unavailable since repairs were scheduled to begin in mid-June, and we know many residents are looking forward to having it back.
In its latest update on 21 October, Strata advised that the contractor needs five consecutive dry days before repairs can begin. Weekend work was being explored, although a start date had not yet been confirmed.
Once the repairs are complete, the pool will still need to be refilled, balanced and inspected, with City of Melville approval required before reopening. We’ll share a further update when one is available.
Keeping things moving at Stage 1
A few maintenance jobs are underway around Stage 1. Initial work has been done to secure the external façade fins, with some further work identified. A window that received a temporary repair also needs a permanent fix.
Investigations into water leaks in the basement are continuing. At the September Council meeting, the Stage 1 insurance claim and related repairs inside apartments were also awaiting follow-up.
Intercom or gate playing up?
Intermittent problems with the intercom, lift release and gates have been raised, and further technical investigation has been requested.
If you notice a fault, please let Building Management know where it happened and, if you can, the date and time. Those details can help track down a problem that doesn’t always show up when someone comes to look.
Hot water system update
Work has been completed on parts of the hot water system to address air getting into the system. Further options involving the tanks and expansion vessels are being assessed, with more quotes and details requested.
We’ll share another update when there’s a clearer picture of any further work.
A check on balcony balustrades
Balcony balustrades have been inspected and some fixings tightened. The October update identified a few areas needing further attention, including replacement fixings and additional bracing.
If you notice movement or damage to your balustrade, please report it to Building Management.
A note on utility bills
Owners have started receiving utility invoices under the new billing arrangement. If you’re expecting an invoice and haven’t seen it, it’s worth checking your junk folder.
Questions have been raised about the separate meter-reading fee and how it relates to existing strata charges. The October update says those details still need clarification before a final explanation can be shared.
The financial audit
The independent financial audit has taken place, although the report was still being awaited at the time of the last confirmed management update. The intention is to distribute it to owners once it’s received. We’ll keep an eye out for it, and if ideally try and deconstruct it into lay terms if it’s overly complex.
Thinking about balcony shutters?
If you’re considering shutters or louvres for your balcony, get in touch with Strata Management before making arrangements. Applications have been considered with conditions around things like colour and style, so it’s worth checking what applies first.
SAFETY ⛑️
Knowing where to find help
In a medical emergency, knowing where to find a defibrillator and how paramedics can reach you could make a difficult moment a little less stressful. It’s worth taking a few minutes to familiarise yourself with the information below and discuss your emergency plans with the people close to you.
Medical emergencies at The Precinct Stage 2
Call 000 immediately in a medical emergency and follow the call-taker’s instructions.
The nearest defibrillator for Stage 1 and Stage 2 residents can be found on Level 3, to your right as you exit the lift (there is no defibrillator in Stage 1). Please note that the cabinet alarm will sound when the defibrillator is removed.
If you’re unsure what to do, the 000 call-taker can guide you. The defibrillator also gives voice prompts once it’s switched on.

Helping paramedics reach you
Paramedic access points are via the Canning Highway entrance and the loading dock entrance. If someone is available, ask them to meet the paramedics on the ground floor and escort them to the patient’s apartment.
As mentioned in a previous Noticeboard, there are arrangements for ambulance and fire personnel to access the common areas of The Precinct, including your floor. Getting into an individual apartment may be more difficult if the resident is unable to open the door.
Some residents have created a unique single-use or ongoing-use PIN for their apartment door and asked for it to be included on a list kept in the fire cupboard. If you’d like to discuss having your details added, contact Building Management.
If you’d like help setting up a PIN for emergency purposes, you can also speak to the Concierge or reply to this newsletter.
For peace of mind, consider discussing your emergency plans with members of your household, family, friends or neighbours. You can also contact the Concierge to check the current emergency procedures and access points, including after-hours access.
Other defibrillator locations
There is a defibrillator located at Cirque Duet, Level 4, 18 Ogilvie Road, Mount Pleasant.
For other locations, you can use the St John WA defibrillator map. The map distinguishes verified and unverified locations.
Become a warden for your floor
If you’re able to be a support to residents on your floor when there’s a situation like a fire alarm or you get locked out, we recommend reaching out to the neighbours on your floor and offer them your contact details.
If you’d like to have your details listed as the warden for your floor on the community website, just reply to this newsletter or send us an email to [email protected]!
COMMUNITY GUIDE 🧭
A little help in the mailroom
The lead-up to Christmas tends to bring a few extra parcels through the door. Once you’ve collected yours, please leave the locker ready for the next person to use. A quick check on your way out helps keep things moving for everyone.
Delivery tip: If a delivery arrives outside mailroom opening hours, you can let the courier into the lobby and ask them to leave your parcel on the concierge’s desk.
A heads-up goes a long way
If you’re planning noisy work in your apartment, please let nearby neighbours know beforehand. A note about when the work is expected makes it much easier to plan around a day of drilling.
And thank you to those who’ve recently given their neighbours a heads-up. It’s appreciated.
Tunes to relax with

Dinner on the balcony, a quiet Sunday morning, or a bit of music while you get things done at home. We've put together Precinct Sounds to give you some playlists to chill out with.
There are four seasonal playlists to choose from. The spring selection brings together acoustic sounds, mellow soul andlounge music, with a relaxed feel that works just as well when you're having friends over as when you've got the place to yourself.
You can find them all on the Precinct Hub and listen through Spotify. Put one on next time you're at home: theprecinct.co/sounds.
A little care in our shared spaces
A reminder for everyone with pets: please clean up after them straight away and help keep common areas, including the car park columns, clean for the next person. The Council has also agreed to arrange reminder signs following concerns raised about B2.
Spotted something that needs attention?
When reporting a maintenance issue, a photo and the precise location can make a useful starting point. For a fault that comes and goes, include the date and time if possible.
